Southern California Real Estate Update

Southern California real estate values continue their uncertain wobble from the deep discounts that occured at the beginning of the sub-prime mortgage collapse. While prices in many areas are down, there are still a few bright spots on the map of what used to be the land of unending real estate appreciation.

Real estate investors, however, have not failed to notice the numerous opportunities for investment that the ups and downs of the California real estate market affords. For example, Rex Ro, who is a Corona house buyer in Corona, California, says, “I’m buying everything I can get my hands on right now. These prices make it possible to buy a property, rent it out and then sell it to another real estate investor looking for rental income at a nice profit.”

Ro also says that there is no shortage of discounted properties available for purchase in Corona, his primary market (located in Riverside County).

The theme is the same from one real estate investor to another. There are thousands of houses on the market right now, and those not aware of the opportunities can end up paying too much for home. In fact, many times the values offered by real estate investor who have purchased and fixed up a home are substantially better than what a retail buyer would pay to a seller who listed with a traditional real estate broker or agent.

The friendly threesome of women at the Cook Yourself Thin book show are absolutely delightful as they serve up dish after tasty dish of delectible dining options for weight conscious foodies.

Many of the Cook yourself thin recipes offer all the flavor of much more fattening meal opportunities, while weighing in at significantly lower fat and calorie content.

The show orignally aired in the United Kingdom and quickly built a devoted cult fan following there. Recently, the show was picked up by Lifetime TV and, with the almost concurrent release of the Cook Yourself Thin Book, the show took off and has now amassed a fan following on the US side of the pond as well.

What makes the show so successful is that each of the three hosts has her own distintive style and brings a nice variety to the program. We’ve tried many of the recipies, including fish, meat and our personal favorite, desserts, and without exception, have found them all to be quite satisfying from a “fill me up” perspective, as well as quite delicious!

You may not realize it but your skin is under attack every minute of every day. It is constantly being bombarded by elements in the environment and atmosphere that are damaging and harmful, and even more so for certain people that live or work in particular areas. As an example, you may already be aware of the damage that the sun does to the skin. There is always talk about UVA and UVB rays; you may not completely understand what these rays are but you know they’re out to get you! What is interesting about these rays from the sun is that they’re present even on the cloudiest of days and even during the wintertime. They actually damage the cells on the top layer of the skin causing them to burn and die off, something that you’re probably not even aware of. We may think that a suntan looks good but in reality any change in the skin’s color due to being in the sun is a sign of damage, just as much as if you had burned it on the stove.

Speaking of which, cold and wind are also very damaging elements for the skin. They both sap moisture from the outermost layer and leave it vulnerable to damage including rashes and dryness. Moisture acts as a protection for the skin and nourishes it as well; many of the vitamins, minerals, amino acids, and other important elements that the skin needs to stay healthy are contained in the moisture or hydration of the skin.

Pollution is another common irritant to skin, as are very high levels of dust and dirt. There is always dirt in the air and the skin is designed to collect and then rinse away any minor coating of dust but if you live or work in a very polluted or very dirty environment your pores are going to be clogged with this dirt and you may be prone to breakouts and more skin irritations. Of course there are other things that irritate the skin such as chlorine, acid rain, and so on. Science is the key to a healthy economy. It underlies most of our progress over the last 100 years. It has led to inventions including the telephone, the computer, the internet, hybrid automobiles, lithium batteries, and many others too numerous to count. The world needs more scientists to help us face some critical challenges. Yet young scientists face incredible hurdles if they want to pursue a career in science. Just the one challenge of attempting to write their fist grant is enough to stop many investigators. In particular, NIH grant writing is a huge challenge for those trying to get a career started in the biomedical sciences. Though few and far between, there are resources starting to crop up to help people with careers in science. Many graduate schools don’t really prepare people for the other things that it takes for a successful scientific career, which is quite unfortunate. It is hopeful that the technologies of the internet will provide new avenues and learning opportunities for these kinds of skills.

The onset of dry, age related macular degeneration begins with the accumulation of deposits of drusen between the choroid and the retina. There is some risk of retinal detachment. Drusen are composed of what is called extracellular material. The exact nature of the deposits is unclear, but may be unprocessed waste products or proteins. Do you know what your skin’s main ingredient is? If you said “more skin,” well, you’re just being silly!

The skin’s main ingredient as with everything else in the body is water. That’s right, everything in the body is made up of some 60%-95% water and the skin is no exception. Water molecules make up the vast majority of the body, and with good reason. Think of how many things on the body need a degree of moisture. Our eyes definitely need moisture and one of the reasons we blink so often is that our eyelids cover the eyes with moisture every time they do. Our muscles need moisture in order to expand and contract so that we can move, reach, stretch, and so on. All of our vital organs need water and hydration, as does the blood. And so it goes with the skin. Think of what your skin would look like if it wasn’t hydrated or moisturized - it might resemble a big piece of flattened beef jerky! Tough leather is the texture it is because it doesn’t have moisture any longer, and if our skin wasn’t adequately hydrated it too would be about the same texture as leather.

Our skin being adequately hydrated allows it to expand and contract as we move. Every time you sit down you’re stretching your skin along your backside so that your legs can bend that way. When you reach for something your skin needs to stretch as far as your arm can go; when you curl your fingers around something your skin curls with it.

When we drink water the body uses it for everything else - the eyes, heart, muscles, other vital organs and so on - before it sends it to the skin, so the skin is last in line to get any moisture or hydration at all! This means that you need to not just drink water but drink enough so that you’re supporting all the systems and components of your body so that there’s enough left over for the skin as well.
